Legacy Lakes tennis facility, 15 minutes from Pinehurst, is having a tennis tournament this weekend. The draws have been made, and the matches begin this afternoon at 4:00.

I believe this is the third annual tournament, and it will continue through Sunday afternoon. There will be a mens doubles draw, a woman’s doubles draw, and a mixed doubles draw. First round losers will get to play in a consolation round of play, so all players will play at least 2 matches.

There will be prizes for the winners and finalists of the main draw. All players will receive a long sleeve tee shirt, and lunch will be provided for all players. The cost to each player was $25.

If you didn’t get involved this year, you are welcome to come and be a spectator, as I will be. There will be another tournament next year at Legacy Lakes so if you live in or around Pinehurst, or you want to come for a visit to the area to participate contact Julie @ Legacy Lakes  910-944-2641

Last week I went to an open house for a historic home in Pinebluff.  Pinebluff is a small town just minutes from Pinehurst, NC.Historic Home minutes from Pinehurst  Interior of Historic PinebluffI honestly have never sold a house in Pinebulff as most people who relocate here want to be in Pinehurst or Southern Pines.  Therefore, this open house was a bit eye opener for me. This was my first time on this particular street, and I was quite impressed with the cute historic homes nicely spread apart with great curb appeal.This particular home had been renovated inside restoring the original hard wood floors and keeping the original charm of the home.  The home had many 1/2 baths because it is believed to have been a  boarding  house in the early 1900′s.Most of the homes in Pinebluff that have been on the market in my 4+ years experience have been very modest in price and size, and haven’t appealed to most of my buyer clients. Now that I’ve seen (these rarely go on the market) this historic home, I have a new vision of Pinbluff, and hopefully can convince some buyers to venture from Pinehurst.

Not all the real estate in Southern Pines are horse farms, but from many outside the area, that is what it is know for.

Horse Country Real Estate in Southern Pines

These two lovely horses live on a  beautiful horse farm on Young’s road where you find a string of very high end horse properties. Currently, in Southern Pines, there are 13 horse farms for sale, and one is pending a sale.

All of the horse farms that are sought after are directly in the town of Southern Pines. The greater area for search for horse farms had been given the name “Horse Country”. So when  searching for horse farms, keep in mind to include all of horse country, not just Southern Pines real estate.

I recently wrote a blog last week about the Festival of Trees in Pinehurst, mostly to get some attention to it so they would get a good turnout.  Fortunately, the turnout was fantastic, and though the final numbers won’t be in for a few days, it looks to have raised several thousand dollars for the special needs school.

Children Benefit at Festival

Saturday, I volunteered for a few hours welcoming visitors, taking  entrance  donations, and selling some of the small items that were for sale, such as the annual ornament, cards made by the children, and sweat shirts with the festivals logo.

I was sitting for a while opposite this table pictured above, and was reminded why all this is done. The trees on this table were for selected children at the school to receive these special gifts along with the trees. There was a variety of toys and books for these children. The school selects a few children at the school for these sponsored trees and gifts to those who might go without this Christmas.

While everyone was enjoying and bidding on the trees and other items at the Festival, I was thinking how great it is to have so many wishing to give living here in Pinehurst. Some trees went for as much as $3,000.00.

When I first moved to the Pinehurst, Southern Pines area, I didn’t think we had enough restaurant choices. Now, there are plenty from which to choose, and it’s hard to decide when making dining plans.

Fratello's Restaurant

Recently opened is Fratello’s, an  Italian  style  restaurant. In fact, when I met a friend there for lunch on Friday, she said she felt like she was in a New York restaurant.

I had been told the service wasn’t very good, and I was pleasantly surprised by the attentive service we received. Our waitress even  apologized  for bothering us too much because we kept talking and didn’t look at the menu for a while. No need to  apologize  for being too attentive.

The food was good, and I will be sure to visit this restaurant when I’m in Southern Pines.

Some local residents of Pinehurst and the surrounding area like to get around on these “green” forms of transportation.

golf Cart

Now, honestly, I don’t think the “green factor” is why they choose this mode of transportation. I think they enjoy it. The carts are not just used on the golf course.  You can ride into the Village of Pinehurst where they have parking spots reserved for carts only.

I see the carts being used to transport yard waste to our local yard waste collection center. Some use their carts when they go visit neighbors or to a neighborhood party.

These electric powered vehicles are a green way to get around Pinehurst, and they are fun too!

My last blog post about retire in Pinehurst related to winter, and the short duration. Now lets talk about my favorite time of year, fall. We are just now starting to get to the peak color for our part of the country.

Now, I’m not saying we compare with the northeast for fall colors. Their climate is better suited for that. Also, we have many  pine trees, hence the Village of Pinehurst.

Today I went out to meet a friend for lunch, and it was clear blue skies, in the mid 60′s and the colors were coming out. Out fall weather usually lasts from Sept. almost until the end of November. This past October was one of the nicest months we’ve had since I moved here 8 years ago.

Another great reason to consider Pinehurst when you retire!

I am an independent broker.  What does that have to do with selling your house? I have many conversations with my fellow brokers about whether being independent helps or hurts the seller’s possibility of getting their home sold.After reading many blogs about seller tips, I don’t believe going with a large firm has ever come up (at least not in print that I have seen).  Three things seem to be in most of the advise to sellers:

  1. Price your home correctly, location of course is primary to pricing.
  2. Have the home prepared or staged. Nice curb appeal, clean and uncluttered inside.
  3. Good marketing, and in todays market, internet, internet, internet.

Now I will admit that I probably miss out on listings because I’m not with a large firm. And I know those within a large firm tell sellers that the whole team of agents within the firm will come and see their home.  And that sounds like getting that exposure can help, but how many of those agents are actually going to bring a buyer.I’s love to hear your comments on this.

I have a few events I go to every year to support local charities.  It is also a good way as a real estate agent to network.However, attending events isn’t enough. We hear all the  politicians  on both sides saying we need to cut spending. One of the costs for the government is food stamps and welfare. Well I have decided that as a member of my community, I need to do something to help those, and maybe get a few out of the  government’s  pocket.We have a local, non profit, food bank that assists local churches and organizations provide food to families in need. While shopping at the grocery store yesterday, I noticed canned foods priced at $.67 a can. That was for beens, vegetables, and fruits. I bought a bunch for my pantry, and some for the food bank.I’ve decided that each week I’m going to buy several cans of food and deliver it to the food bank.  If everyone just did a little bit each week, just imagine what it could do to help the community.
